The Building of a Community 2

Lylebrooke is an exciting new development in Smyrna

When driving down Atlanta Road, the impressive new 63-unit townhome community, Lylebrooke, has probably caught the eye of many motorists. It is a place where convenience meets custom design. The end result is a sought-after community helping to give life to a once barren part of the city.

Located at the intersection of Atlanta Road and Jane Lyle Road, the Lylebrooke development is the brainchild of Smyrna-based builders, Edward Andrews Homes.

The community’s convenient location is its biggest attraction, situated just minutes from I-285, the Cumberland office corridor, and Sun Trust Park, as well as within walking distance to local shops, restaurants and the Silver Comet trail, says Edward Andrews senior vice president of marketing Caroline Simmmel. Smyrna’s overall proximity to Midtown, Buckhead and downtown Atlanta round out the location’s attractiveness.

Resident Sharon Coates agrees, citing location as her top reason for moving into the neighborhood. “It’s convenient to everywhere we need to go!” explains Coates, whose husband works less than two miles away on Paces Ferry Road.

The builder’s award-winning customization process differentiates it from other communities too, says Simmel. “Part of our brand is high design,” explains Simmel, “so we are able help {customers} select a site and put in their own design taste.” The company’s Design Center received a best-in-category award from the Atlanta Sales and Marketing Council in 2015.

The custom design process starts with some “homework” as potential buyers take a digital Style Quiz and Lifestyle Questionnaire. After rating a variety of room scenes and décor elements in the Style Quiz, buyers are algorithmically assigned to one of 16 design profiles. The Lifestyle Questionnaire then delves into questions about household members, daily activities, use of common spaces and more to help designers suggest layouts and materials.

After 2-4 appointments at the Design Center, the home plan is finalized and building can begin. As buyers have different priorities and time constraints, Lylebrooke also has a collection of move-in ready homes for sale as well.

Upon moving in, residents can enjoy additional amenities inside the community including a swimming pool with cabana, dog park and dog wash, community bike racks, and a community fireplace.

Simmel says Lylebrooke is designed to appeal to a broad range of buyers who want to enjoy low maintenance living, and easy access to all that Smyrna, Vinings, and beyond have to offer.
